Lake Oswego operates a thorough Building Division:

  • Permit required: standard Oregon thresholds (>30″ above grade, attached, >200 sqft).
  • Timeline: typically 3-5 weeks. Lake Oswego’s review tends to be more rigorous than smaller cities — plans are checked carefully, occasional revisions requested. Plan for 3-5 weeks not 2.
  • State surcharge: 12%.
  • Tree protection: Lake Oswego has strong tree preservation ordinances. Many mature trees on private property are protected. Removal requires a permit; working within root zones requires arborist review. Expect tree protection plans for most projects.
  • Lake setback requirements: for lakefront or lake-adjacent properties, specific setbacks apply to preserve water quality and scenic values. Some lakefront deck projects require additional Department of State Lands (DSL) review.

What Sets Lake Oswego Projects Apart

Architect coordination. Most Lake Oswego decks aren’t homeowner-DIY-designed. They’re architect-designed or we’re working with the homeowner’s architect to execute a vision. We’ve collaborated with some of the best residential architects in the region.

Material specs beyond standard. Ipe is roughly 10% of our work across the service area, but closer to 30% in Lake Oswego. TimberTech AZEK premium lines dominate composite work. Custom stainless cable railings and tempered glass panels common. The hardware spec (stainless screws, specific fastener brands) matters because these homeowners know the difference.

Tree work is integral. Lake Oswego’s mature tree canopy means almost every project involves trees. Arborist coordination, crown trimming during construction, root protection, sometimes building around existing trees with framing adjustments. We budget for this.

Lakefront complexity. Oswego Lake waterfront properties have additional considerations — DSL review, water quality protection during construction, sometimes boat access preservation. These aren’t typical residential projects; they’re closer to commercial work in process.

HOA rigor. Mountain Park and several Westlake/Lake Grove HOAs have design review committees that take their job seriously. Detailed drawings, material samples, color palettes. We’ve been through enough of these to know what each HOA prioritizes.
